Scheduling Time in a Co-Owned Second Home: What to Expect

Booking your days in a co-owned second-home might seem complicated, but our Smart Booking System technology made it easy, fair and transparent to the co-owners.

At Partment, each property is divided into 8 shares and each share gives the co-owner 41 nights per year to use the property. 

1- How are the days divided?

The property is divided into 8 shares, and each share grants you up to 41 nights/year, for life! Depending on how often you plan on enjoying your second home, you decide how many shares would be necessary to cover your needs. Around 3 days per month are allocated to the upkeep of the property to ensure it remains in the highest quality.

2- How do I book my days?

From a scheduling standpoint, everything is done through the Smart Booking System on our platform, which gives you the ability to book up to 2 years in advance. This calendar is shared among the co-owners of each vacation home, so everyone can see the live-availability of the property, and therefore make scheduling easier, and transparent.

We understand scheduling your days with other people can sound a bit complicated, which is why we have set a few foundation rules to ensure fair-access to the property between the co-owners.

Seasonality rule: The annual 41 day quota is split between high, mid and off-peak seasons. You can book up to 18 nights in the high season, 13 in the mid season and 10 in the low season.

Stays cap rule: Each season has a cap for the number of stays/bookings; up to 3 stays in the high season, and up to 2 stays for each the mid and low seasons. For example, you can book your 18 high season nights in a row, or do 12/6 or even 6/6/6. However, you can’t book 2 nights 9 times, as this helps us ensure fairness as no co-owner can book most of the weekends in a certain season.

Star Duration rule: We know a lot of people will want to enjoy the property during the public holidays and events - we call those star durations. There are around 13 of these occasions taking place in Gouna throughout the year. These will usually have high demand, so to ensure all co-owners have an equal chance of enjoying one, each co-owner is limited to booking only 1 star duration at a time. . For example, if you book New Year's, you won't be able to book Eid until the one you have booked has already passed. With this rule in place, we guarantee each co-owner at least 1 star duration per year.
